During the adaptive reuse planning and infrastructure design of the Nabisco Facility, the Architect expressed a strong desire to maintain the high bay industrial look of the space, incorporate an underfloor air HVAC system and incorporate natural and indirect space lighting. The Owner (TMC) agreed with the concept and the master plan was finalized. Tenants were allowed to use their systems of choice and none of the tenants elected underfloor air systems. TMC agreed to use the underfloor air concept for their corporate space in this facility to improve flexibility with less control complexity. The contractors have learned that "attention to detail" and "contract compliance" are key to success.
