E&C offers the full range of M/E/P consulting engineering services necessary to meet your needs. From traditional design services to engineering analysis and corrective design, E&C is the one you need on your team. We assist our clients in determining their consulting needs and then provide our services in a format that best meets those needs.
Our flexible services allow us to provide what you need. You can get services "by the inch" as you need them, "by the yard" on a full project basis or by any measure in between. You, the client, decide what services to buy, not us, the consultant.

M/E/P Programming
E&C's programming services, provided separately or in conjunction with architectural space programming, establish and document the M/E/P related issues on a project. Typical programming services include:
- Needs Assessment. E&C interviews key facility users, determining the current and future M/E/P requirements to support their operations. Our experience with a wide variety of users allows us to ask the right questions to properly determine needs and assist users in setting priorities.
- Equipment Requirements. We review user equipment to establish overall M/E/P system requirements for the facility. Initially installed equipment requirements are documented establishing specific support requirements. Where actual equipment has not been identified, generic requirements are established providing the flexibility to accommodate an appropriate range of equipment options.
- Design Concepts. E&C develops design options and concepts that meet the users needs and equipment requirements.
- Probable Construction Cost. Needs and requirements entail costs. Our cost projections provide the input necessary to establish project budgets and develop project priorities.
- M/E/P Program Document. We produce a concise document, quantifying all of the M/E/P needs, requirements, concepts and their projected costs for the facility.

Traditional Design Services
E&C provides traditional design services following the AIA sequence, with the actual services tailored to meet the needs of our client and the requirements of their project. Typical services include:
- Schematic Design. Working with the Architect and other consultants early in the Schematic Phase, we establish system concepts, space requirements and construction cost projections which are vital to integrate M/E/P systems into a project.
- Design Development. M/E/P system design concepts are developed in more detail, integrating with and meeting the requirements of the building and its users. Input is provided to refine construction cost projections for the proposed M/E/P systems.
- Construction Documents. Plans and specifications are produced to allow a contract to be bid or negotiated for construction of the project and the construction cost projections for the proposed M/E/P systems are updated.
- Bid Evaluation. Assistance is provided in evaluating the bid/negotiated construction costs for the project's M/E/P systems
- Construction Services. Typical services include submittal review, RFI responses, site observation of construction and observing selected proof testing.

Pre Lease Services
E&C provides services to tenants and brokers to evaluate the M/E/P impact of a lease before it is signed and assist in lease negotiations related to M/E/P systems. Typical Pre-Lease services include:
- M/E/P Program Document. E&C interviews key facility users, determining the current and future M/E/P requirements to support their operations, user equipment is reviewed to establish overall M/E/P system requirements for the facility and a concise document is developed quantifying the M/E/P needs and requirements for the facility.
- Building Evaluations. We evaluate buildings being considered to determine the status and capacity of their M/E/P systems and the functional and cost impact these systems may have on meeting user requirements.
- Probable Construction Cost. E&C participates in establishing the budget impact of meeting the user's needs and requirements in each building, allowing these costs to be considered in the overall deal.
- Operating Costs. We study the operating cost pass-through and requirements/costs associated with above standard M/E/P utility usage to establish the relative cost of "living in" the buildings being considered.
- Lease Review. E&C reviews the lease language related to M/E/P issues, suggests modifications where applicable and assists the broker in negotiating M/E/P related lease issues.

Specialty Services
E&C provides a wide range of specialty consulting services tailored to meet your needs. A sample of the services available includes:
- Facility Evaluations. E&C conducts building evaluations for due diligence, prospective tenants, deferred maintenance assessment, building system replacement/upgrade options, etc.
- Energy Analysis. We study facility energy usage, analyzing our findings using Trane Trace and DOE2 building simulation/energy cost modeling to study options to reduce energy usage.
- Design Reviews. E&C provides design concept and constructability reviews of plans and specifications produced by other consultants.
- Problem Solving. We understand M/E/P systems and use our knowledge to assist our clients in solving problems and improving the performance of their existing systems.
- Commissioning. E&C provides a variety of services related to commissioning project M/E/P systems. We know how to get systems up and running so that they meet your needs.
- Construction Cost Projections. We understand the importance of cost in the construction process and can provide overall M/E/P construction cost projections as well as input on M/E/P systems and requirements for more detailed Cost Consultant projections.
- Value Engineering. E&C provides value engineering services, both as an initiator, and as a consultant evaluating value engineering concepts proposed by others.
- Design Build Documents. We develop design build documents detailing M/E/P system requirements to be provided by the design build team, without restricting the design options available that allow the design build team to meet the clients needs at a competitive cost.
